How to find an apartment in Uptown Dallas

Why is finding just the right Uptown Dallas apartment so hard? Well, there are a number of reasons we’ve outlined below. Hopefully once you understand them, it should make your search a little bit easier.

#1) Pricing changes every day!

Until a few years ago, property managers would set pricing for individual floorplans in their buildings every Monday morning, outline any specials to be promoted to their staff and normally leave this pricing intact through that weekend. Now? Most properties have automatic pricing software such as LRO or Yieldstar, that use algorithms to re-calculate pricing on at least a daily (if not hourly) basis. Factors included in these calculations include things like traffic to the property, how many of that same type of floorplan are available, how long ago notice was given on it, how many leases have been procured that week and even down to things like the weather. It’s crazy. This means you can go and tour an apartment on Monday afternoon, decide to sleep on the decision, go back to the property Tuesday morning and the price will have increased by $100 a month. Not cool.

#2) FAKE Rental Advertisements

The amount of FAKE advertising by the apartment locating industry in Dallas is insane. Just go on Craigslist, Trulia, Zillow or HotPads and look. Actually, you probably already have. You’ll see literally thousands of ads for apartment rentals in Uptown Dallas for $700 a month. For a 900 sq/ft apartment. On Mckinney Ave. In a high-rise. With wood floors. And granite counters, and stainless-steel appliances, and a private terrace. And a free unicorn. And, well, basically, these places just don’t exist. These ads are designed to make you call these disreputable agencies who will inform you that you just missed out on the place, but they have a similar one going for $1200 per month and is that OK? Or they’ll make you sign a tenant-rep agreement in order to see the place, and at that point the price will magically increase. But now you’re tied into a contract with that locator and you have to use them. If any locator asks you to sign an agreement – refuse to do so UNTIL you have seen the exact advertised property and confirmed it is available. Just to let you know we are the ONLY locating company in Uptown that doesn’t advertise on Craigslist, and we are also the only agency that updates all of our property ad pricing daily.

#3) The Internet

Nearly every apartment building in Uptown Dallas now uses online leasing systems that allow people to lease an apartment from literally any Internet connection anywhere in the world. So you could actually be touring an apartment that was available when you left the leasing office, but leased WHILE you were inside looking at it. Seriously. This has happened before. While it’s very frustrating, there is actually nothing you can do about it except to make sure you only see the very best apartment options, see all of them in one day if possible, and make a decision as soon as you can.
